Pre-Rain Property Inspection in Dubai

Before the cooler months, when rain is more likely. Dubai’s rain typically falls roughly between November and April, so booking in the weeks before is easier than booking after a storm, when demand for drain and leak work rises. Our attending hours are Monday to Saturday, 8:00am to 8:00pm, with Sunday by appointment. We do not offer 24/7 service or promise same-day visits, but we will tell you the earliest slot we can actually meet.

Roof, terrace and balcony drains, AC condensate lines, external electrical enclosures, outdoor sockets and exposed connections, pump start/stop checks, sealant and visible water-entry points, and drainage in a private basement or parking area that belongs to your property. We explain what we found and what needs fixing, and can share photos. Repairs are quoted separately.

No. Public drainage, street and community drains and road right-of-way works are outside this service. Report a public-network drain problem to Dubai Municipality, and a community or building drain to your community or building management. We cover the drains that serve your own property.

Yes. A blocked or sagging condensate line is a common cause of water overflowing from AC units, so the indoor drain line, drain pan and outdoor drain point are checked. If the AC also needs cleaning or servicing, see our AC maintenance page.

If you have an SKN AMC, covered systems follow your plan terms. Under the published AMC terms, waterproofing and building-controlled systems such as risers, roof tanks and common areas are excluded unless your Plan Schedule adds them. The pre-rain visit is a drain, AC-line, electrical and sealant check, not a waterproofing or roof inspection. Ask when you request an AMC quote whether a scheduled visit can be timed before the rainy season; it is confirmed in your written plan schedule.

It depends on your tenancy contract and on whether the item is part of the unit or a building-controlled area, so check the contract or ask your landlord or building management. We can inspect and quote, and bill the party that is responsible. This is not legal advice.

An active leak needs diagnosis and repair rather than a preventive check. Send photos and your location through our leak repair page or WhatsApp, and tell us if water is still running or is near electrical fittings.
