Emergency Plumbing Services Dubai — Leaks, Bursts & Flooding
A burst pipe, overflowing toilet, failed isolation valve, or leaking water heater can damage flooring, walls, ceilings, and the unit below. SKN starts with the affected area, water source, property type, and access details so the immediate risk can be assessed before dispatch.
The repair may involve isolating a supply, tracing a concealed leak, replacing a valve or fitting, clearing a drain, repairing a water heater, or coordinating access with building management. We diagnose the cause, explain the options, and confirm the repair price before non-emergency work begins.
If the problem appears to be a Dubai water-network or meter-side issue rather than an internal property fault, DEWA directs customers to Smart Response or 991. For internal leaks, fixtures, drains, and water-heater faults, send SKN the location and photos so the correct next step can be confirmed.
Attending hours are Monday to Saturday, 8:00am to 8:00pm, with Sunday visits by appointment. Outside those hours we still read WhatsApp and will tell you honestly whether a technician can be dispatched or whether the practical step is to isolate the water and book the first slot — we do not advertise round-the-clock dispatch we cannot staff.
What to do in the first 10 minutes of a plumbing emergency
What you do before a plumber arrives often decides whether this is a repair or a repair plus a flooring, ceiling and joinery claim. Work through these in order, and stop at any step that is not safe.
1. Find and close the stop valve. In an apartment, look for the isolation valve under the sink or basin, behind the toilet, beside the water heater, or in the riser or service cupboard. In a villa, the main valve is usually near the meter or the ground-floor entry point. Turn it clockwise until it stops, without forcing a stuck handle. If you cannot find it, ask your building management or security, who often know where the riser valves are.
2. Isolate the water heater, power first. If the leak is at or near the heater, switch off its electrical isolator or breaker before closing the cold-water feed valve, so the element is not left powered without water. Do not open the pressure-relief valve or touch a hot tank.
3. Keep electrics and water apart. Do not stand in water to reach a switch or distribution board. If water is reaching sockets, light fittings or the board, and you can reach the board while standing on dry ground, switch off the affected circuit or the main breaker. If you cannot do that safely, stay clear, tell building security, and call an electrician or the building emergency number.
4. A leak coming through your ceiling from the flat upstairs is a building-management matter first. Call building management or security straight away so someone can reach the unit above and shut its supply. Move furniture and rugs out from under the leak, put a container under it, and stay away from a bulging ceiling or any light fitting that is wet.
5. Check whether it is on DEWA’s side. If the water is coming from the street, the meter or the supply before it enters your property, the DEWA guidance in the Areas Covered & Response Conditions note below and in the FAQs applies. A fault inside your unit, such as a pipe, valve, fixture, drain or heater, is the kind of job to send to SKN with photos.
6. Take photos and short videos before you mop up. Capture the source of the water, the stop valve you closed, the wet surfaces and any damaged items, with a wide shot and a close-up of each. Then send them with your area, building name and floor on WhatsApp. This helps us judge the urgency and what to bring, and it is the record your landlord or insurer may ask for.
Local emergency plumbers across Dubai
SKN works as local emergency plumbers across Dubai, from apartment towers to villa communities and older low-rise buildings (see the areas we cover below). Knowing the area matters in an emergency because tower access rules, service-lift booking and community passes differ from one building to the next.
Dispatch works like this. Send your area, building name, photos or video and whether the water is isolated on WhatsApp. We review the details within our attending hours, Monday to Saturday, 8:00am to 8:00pm (Sunday by appointment), and confirm a visit window against where our team is working and your building access before anyone is sent. We do not run 24/7 dispatch and we do not promise a fixed arrival time.

Emergency Plumbing Dubai — Indicative 2026 Pricing
Directional market benchmarks — final price depends on urgency, access, diagnosis, parts, wall or tile opening, and whether work is needed after hours.
Areas Covered & Response Conditions
We attend emergency plumbing calls across Dubai, including Dubai Marina, JBR, JLT, Business Bay, Downtown, DIFC, JVC, Al Barsha, Jumeirah, Dubai Hills Estate, Silicon Oasis, Mirdif, Deira and Bur Dubai. Outlying industrial and far-southern locations are quoted case by case.
How quickly we can reach you depends on the time of day, where the current job is, your tower or community access rules, and whether building management has to release a service lift or riser key. We confirm a visit window against those conditions before dispatch instead of quoting a blanket response time.
While you wait: if it is safe to reach, close the main water valve or the isolation valve nearest the leak, switch off power to any circuit near standing water, and move loose items out of the water path. If the failure looks like it is on the network or at the meter, DEWA Smart Response or 991 is the correct first call.
Frequently Asked Questions
For active leaks, bursts, and flooding, send your location, photos or video, affected room, and whether the water supply is isolated. We will review the details and confirm the next available visit window before dispatch.
Yes. SKN covers emergency plumbing across Dubai, from Dubai Marina and Downtown to Al Barsha and Deira. Send your area and building on WhatsApp and we confirm whether we can attend, and when, within Monday to Saturday 8:00am to 8:00pm (Sunday by appointment) before dispatch.
Our attending hours are Monday to Saturday, 8:00am to 8:00pm, and Sunday by appointment. We do not advertise 24/7 dispatch, because we will not promise a technician we cannot staff. Message the details on WhatsApp whenever the emergency happens — outside attending hours we will tell you straight away whether someone can be sent or whether the practical step is to isolate the water and take the first available slot.
If it is safe, shut off the main water valve or the isolation valve nearest the leak, keep away from wet electrical equipment, and move loose items from the water path. Contact DEWA on 991 if the issue appears to be a water-network or meter-side failure.
Indicative 2026 Dubai benchmarks range from about AED 150–500 for an emergency call-out or first assessment, AED 150–500 for many minor fixture or drain jobs, AED 600–2,500+ for concealed leak or burst-pipe work, and AED 250–1,500+ for water-heater repair or replacement. The final price depends on access, parts, equipment, urgency, and reinstatement; we confirm the repair scope before non-emergency work starts.
It can. Dubai market guides commonly show an after-hours or urgent call-out premium, but the amount depends on the time, availability, location, and severity. Ask for the call-out and repair scope separately before approval.
Yes, we respond to emergency plumbing calls in villas, apartments, and commercial offices across Dubai, including areas like JVC and Dubai Marina.
If the failure appears to be on the Dubai water network or at/before the meter, use DEWA Smart Response or call 991. For internal property leaks, drains, fixtures, and water-heater faults, send SKN the location and photos for a repair assessment.
This is general guidance, not legal advice. It depends on your tenancy contract and the cause of the damage. Major pipework, concealed leaks, and defects in the building’s fittings are commonly the landlord’s responsibility, while damage caused by misuse, and small consumables such as a tap washer or a blocked sink, are often the tenant’s. Check your contract and tell your landlord or agent early. We can address the quote and invoice to whichever party approves the work once you confirm who that is.
Contact building management or security first, so someone can reach the unit above and shut off its supply. Photograph the leak, the stains, and any damaged items, keep the ceiling area clear, and keep away from wet light fittings. If the source turns out to be inside your own unit, send us the photos and your location. If it is in the neighbour’s unit, the repair there is for them or their landlord to arrange, and your records support any claim between you.
Close the small isolation valve behind or beside the toilet by turning it clockwise, and lift the cistern lid to hold the float up if the cistern is still filling. Do not keep flushing. Put towels at the door, keep electrics clear of the water, and stop other fixtures on the same drain if the water is backing up. If several drains are slow or gurgling, the blockage may be in the shared line, so tell building management as well, and send us a photo for the next step.
Isolate the water at the valve nearest the leak or at the main, switch off power near the wet area if you can do so safely, and take photos. Then message us the details on WhatsApp. Our attending hours are Monday to Saturday, 8:00am to 8:00pm, with Sunday by appointment, so a late-night message is read but may not mean a technician is dispatched that night. We will tell you honestly whether a visit is possible, otherwise the plan is to keep the water isolated and book the first available slot.
Take a wide shot of each affected room, then close-ups of the source, the closed valve, wet walls, ceilings and floors, and damaged belongings, and keep the time stamps. Take them before you clean up, and keep wet items until the insurer or landlord has seen them if they ask. Keep the repair invoice, and ask for a short note of the cause and repair if your insurer wants one. Your insurer decides what it requires, so check your policy conditions.
In many apartments the supply can be shut off at an isolation valve near the water heater, in a bathroom or kitchen cupboard, or in the riser or service cupboard in the corridor, which building management may need to open. In villas the main valve is usually near the meter or the ground-floor entry point. Find it now, before an emergency, and note which way it turns. If you cannot find it, send us a photo of the plumbing area, and we will help you identify the likely valve.
