If the unit is weak, smelly at start-up or dripping, you need AC cleaning. If dust is blowing from the vents or the whole property smells musty, you need duct cleaning. Usually yes. Water at the indoor unit is most often a blocked drain pan or condensate line, which is cleared and flow-tested as part of a clean. If the drip continues after clearing, the pan, insulation or drain gradient may be at fault and that is quoted as a repair.

Yes. Ducted and chilled-water FCU units are cleaned through the ceiling access hatch, covering the coil, drain pan and accessible blower. If your building requires a work permit or NOC for ceiling access, tell us when you message so it is arranged before the visit.
