New Home MEP Inspection in Dubai
A practical AC, plumbing and electrical check for a newly handed-over Dubai apartment, villa or small unit before you move in. We test the systems you will use every day, explain what we found and what needs fixing, and quote any repair before work starts.

Check the Systems Before You Move In
A new or newly handed-over home can look finished and still have an AC that does not cool properly, a slow drain, low water pressure or a socket that is not live. Finding these before furniture and belongings arrive makes them easier to raise and to fix.
SKN’s new home MEP inspection is a multi-trade check of the AC, plumbing and electrical points inside your unit, in one visit that covers the points listed below. We explain what we found and what needs fixing, and can share photos. Any repair is quoted separately and only goes ahead once you approve it.
Send the community or building, the property type, the number of AC units and any photos or notes you already have. Pricing is quote-first: the scope depends on the size of the unit and how easy access is.
What the Inspection Covers
AC Temperature & Airflow
Each AC unit run to check cooling, airflow from the vents, thermostat response and visible drain-line condition.
Drainage
Sinks, showers, floor drains and toilets run to check flow, slow drains and visible blockages inside the unit.
Water Pressure
Pressure and flow checked at taps and showers, and hot and cold supply checked at the points we can reach.
Visible Leaks
Pipes, joints, valves and fittings checked for visible drips, stains and damp around wet areas.
DB & RCD Testing
Distribution board checked for labelling and visible condition, and the RCD trip function tested.
Sockets
Sockets checked for power and visible condition, with dead or loose outlets flagged.
Lights
Light points and switches checked for operation, with faulty circuits or fittings noted.
Ventilation & Extract Fans
Bathroom and kitchen extract fans checked for operation, airflow and visible mounting or ducting problems.

New Home MEP Inspection — Pricing
Quote first. The scope depends on the size of the unit, the number of AC units and bathrooms, and access, so no fixed fee is published.
What This Inspection Is Not
This is not a structural survey or a developer snagging survey, and it is not a defects-liability assessment or an authority approval. It checks the AC, plumbing and electrical systems inside your unit and does not replace the developer’s handover process.
Findings that may be the developer’s or landlord’s responsibility are raised by the owner with the developer or landlord. We can explain what we found and share photos to support that conversation, but we do not make the claim for you.
Frequently Asked Questions
Only where the developer or building allows access to the unit. Access rules differ, so check with the developer or building management first. We do not promise a pre-handover slot; tell us your access situation when you send the details.
No. This is an MEP check of the AC, plumbing and electrical systems, not a structural or developer snagging survey, and it does not cover defects liability. Any findings that may be the developer’s or landlord’s responsibility are raised by the owner with them.
It depends on the size of the unit and the number of AC units and bathrooms. The expected duration is confirmed with the quote.
It is quoted first. Send the unit details and photos on WhatsApp and the quote is confirmed before the visit. Any repair found is quoted separately.
Yes. We can quote the repair after we explain what we found, and it only goes ahead once you approve it. Repairs are quoted separately from the inspection.
Someone should arrange access and ideally be reachable during the visit so we can ask about anything we find. Confirm the arrangement when you request the quote.
Yes, both, and small commercial units. A villa usually has more AC units and wet areas, so the scope and quote are larger. Send the property type and photos for a quote.
If you have an SKN AMC, the onboarding visit in your plan already inspects the covered systems at no extra charge (see the AMC terms). A standalone new-home check, or items your plan does not cover, is quoted separately.
