Start with the assessment, not the price list
Most commercial maintenance quotes in Dubai are guesses, because they are written before anyone has counted the assets. A per-square-metre rate tells you nothing about whether the eight-year-old ducted units on your third floor need quarterly or monthly attention, or whether your kitchen extract is a monthly job or a liability.
We work the other way round. A site assessment walks the premises, lists every maintainable item into an asset register, records its condition, and only then sets the visit frequencies. The written proposal that follows names the systems covered, the schedule, the response level, whether parts are inside or outside the price, and the exclusions. You can compare it line by line against anyone else.
What we need from you to start: the sector, the approximate floor area, the main assets or systems, your operating hours, and the response level you actually need. Access rules, landlord or building-management requirements and any known problem assets are worth adding — they change the schedule more than the floor area does.

Three levels of cover — pick the honest one
Our attending hours are Monday to Saturday, 8:00am to 8:00pm, with Sunday by appointment. Cover outside that is rostered and contracted, not promised as blanket “24/7” availability.
Planned only
Scheduled visits at the agreed frequency. Faults between visits are quoted and booked as normal call-outs against the next available slot.
Usually suits: Low-risk offices and small retail units
Priority within attending hours
Contracted sites are placed ahead of the general queue during Monday–Saturday, 8:00am–8:00pm, with a target attendance window agreed in the contract.

Extended-hours cover
Agreed evening, Sunday or out-of-hours attendance for named critical assets, staffed against a confirmed roster and priced as a contract line rather than an open promise.

Labour-only vs labour-and-parts
The single biggest difference between two commercial quotes is usually parts, not labour. Here is how the two structures compare, so you can read any proposal — ours or anyone else’s — properly.
