A renovation quote is only as clear as the scope behind it. Before asking contractors to price work, organize the property type, photos, priorities, access rules, finish expectations, timing and the boundary between maintenance, renovation and fit-out.
1. Choose the Right Dubai Renovation Route
Start by deciding whether you need a local repair, a room refresh, an apartment or villa renovation, or a larger fit-out. Use Renovation Company Dubai for route selection, then use apartment renovation, villa renovation, kitchen renovation or bathroom renovation when the project intent is already clear.
2. Define the Rooms and Priorities
List each room and mark every item as urgent, important or optional. Note whether you want painting, flooring, tiling, carpentry, false ceiling, lighting, plumbing or electrical work. This prevents a contractor from pricing a vague “full renovation” when a phased scope would be more useful.
3. Attach Photos, Measurements and a Simple Plan
Send one wide photo of each room, close-ups of defects, approximate dimensions, ceiling height, floor condition, appliance positions and any existing drawing. Measurements are especially useful for tiling and flooring, false ceilings, joinery and painting.
4. Separate Supply, Installation and Preparation
Ask every quote to identify material supply, labour, removal, protection, preparation, adhesive or fixing materials, wastage, delivery, disposal, testing, VAT and reinstatement. Also state whether tiles, sanitaryware, appliances, lighting or joinery are supplied by you or the contractor.
5. Check Access, Occupancy and Approval Boundaries
Occupied homes need dust control, furniture movement, protection and quiet-hour planning. Apartments may need landlord or building approval, service-lift booking and contractor access; offices and retail units may need a formal fit-out permit. Dubai Development Authority describes fit-out permits for office, retail and other building works, while simple maintenance and alterations can follow different routes.
6. Use 2026 Dubai Planning Bands Carefully
Market guides show why a scope matters: a basic apartment refresh may be around AED 15,000–40,000, while a 2-bedroom refresh combining paint, flooring, kitchen or bathroom work and lighting may sit around AED 50,000–90,000. Full apartment or villa work can move much higher with demolition, waterproofing, MEP, premium materials, joinery, approvals and access. Treat these as planning bands, not a fixed tariff.
7. Compare the Written Quotes
Compare like with like: the same rooms, finishes, quantities, number of coats, tile or flooring specification, kitchen or bathroom inclusions, programme, payment stages, exclusions and snagging process. A low total that omits preparation, protection, disposal, approvals or reinstatement is not directly comparable.
